How much does an EICR cost?

An EICR is priced on circuits and time, not on the value of the house. A two-bedroom flat with six circuits is a quick job. A four-bedroom house with an extension, a garage supply, garden lighting and a converted loft can easily have twice that, and every circuit has to be tested individually.

That is why a fixed price advertised online often is not the price you end up paying. It is usually pitched at the smallest property, and the extras appear once someone opens the board. We would rather ask two or three questions on the phone and give you a figure that holds.

The other cost people do not plan for is the remedial work. If the report comes back unsatisfactory, something needs putting right before it can be reissued. We quote that separately as a fixed price so you can see exactly what the inspection cost and what the fixing costs, and decide with real numbers.

Circuits drive the price

The number of circuits, not the size of the house, decides how long a proper test takes.

Landlord rates

If you have more than one property we agree a rate across them rather than pricing each in isolation.

Remedials quoted separately

You see the inspection cost and the fixing cost as two clear figures, never rolled into one vague total.

The price holds

Agreed before we book you in, and it does not change once the board is open.

Your questions, answered

Why do EICR prices vary so much?

Mostly circuit count, and partly what is included. A headline price often covers a small flat and excludes anything found. Ask what happens if the report is unsatisfactory before you book.

Is the remedial work included in the price?

No, and it should not be, because nobody knows what is needed until the test is done. We quote it as a separate fixed price once you have the report, so you can decide.

How often do I need one?

Rented homes at least every five years and at a change of tenancy if the report is older. For your own home, around every ten years, sooner for older installations and when buying.

Do you charge for a re-visit after remedials?

No. If we do the remedial work, reissuing the report is part of that job, not a second inspection fee.
