Nobody can give you a real figure over the phone, and anyone who does is guessing. What we can do is tell you exactly what moves the number, so you can read two quotes and understand why they differ.
Size matters least of the big factors. What actually drives the cost is the number of circuits, the construction of the house, how much making good is involved, and whether you are living in it while the work happens. A four-bedroom house with plasterboard walls and a loft to run cables through can cost less than a three-bedroom solid-walled terrace where every run has to be chased.
The other thing that makes quotes hard to compare is what is left out. A price that excludes making good, or the consumer unit, or the certification, will always look cheaper than one that includes them. Ours includes all three, and we say so in writing.
Circuit count, not floor area
Every circuit is cable, protection, testing and time. Two houses the same size can need very different numbers.
How the house is built
Solid walls and lath and plaster mean chasing and making good. Stud walls and an accessible loft mean far less.
Occupied or empty
Working around a family living in the house is slower and more careful than working in an empty one.
What the price includes
Making good, a new consumer unit, testing, certification and Building Control notification should all be in it.
Your questions, answered
Why will you not give a price over the phone?
Because it would be a guess, and a guess that turns out low is worse for you than no number at all. We look at the property, agree the scope and give you one fixed price in writing that does not move.
Is a partial rewire cheaper?
Yes, and sometimes it is the right answer. If the lighting circuits are sound and only the power needs doing, we will say so rather than sell you a full rewire.
Does the price include making good?
Ours does. Chases filled and made good ready for decoration, floors put back, and the place left clean. Check that carefully when comparing quotes.
Do I get certification?
Yes. Every circuit is tested and certified, and because we are NAPIT registered the work is notified to Building Control for you, so you have the paperwork when you sell.
Ready for electrics done properly?
Free fixed quotes across Rustington and West Sussex. Certified work, an immaculate finish and a price that doesn't move.
